LEASE AGREEMENT

ELITE PROPERTY GROUP

REF: LP-2024-9981

RESIDENTIAL LEASE CONTRACT

1. PARTIES. This Residential Lease Contract (“Contract”) is between the Owner, Elite Asset Holdings LLC, and the Resident, James D'Angelo. The parties agree as follows:

2. PROPERTY. Owner leases to Resident and Resident leases from Owner the following real property: Unit 402B, The Meridian Heights, 1220 West Avenue, New York, NY 10001.

3. TERM. The initial term of the Lease begins on June 1st, 2023 and ends at 11:59 PM on May 31st, 2024.

4. RENT. Resident will pay $3,450.00 per month for rent, payable in advance and without demand. Rent is due on the first day of each month.

5. SECURITY DEPOSIT. A total security deposit of $5,000.00 is due upon signing. This deposit will be held in an escrow account at Chase Bank.
